On this part of the website we explore the emerging proposals for changes to the Holiday Inn Express building on Silvertown Way. The design you will see follows extensive collaboration with the London Borough of Newham. Before a planning application is made, we want to share with you the emerging proposals and invite you to share your views with us.

Holiday Inn Express

The Holiday Inn Express, shown above, is located on the corner of Silvertown Way and Brunel Street. The site is immediately adjacent to business and industrial premises to the east; a car wash to the south and new-build high-rise residential blocks to the north and west, which each contain commercial uses at the ground floor, including retail and restaurants. The immediate area is undergoing significant redevelopment and is envisioned to be a Town Centre which will comprise significant commercial, community and employment uses alongside residential in the form of high rise blocks which border the central spine road (A1011) and range in height from 26 storeys to 8 storeys, before stepping down to lower heights to the east to meet the residential areas beyond.

The remaining land between the hotel and Shirley Street is subject to a development proposal by others. We understand this will shortly be the subject of a planning application and associated public consultation. We have worked with the developers of this adjacent site to make sure our emerging proposals are co-ordinated.

The Holiday Inn Express is a successful hotel with 136 bedrooms. However the appearance of the existing hotel is in need of updating. Our proposals will dramatically improve the building’s appearance and provide additional hotel rooms in a new extension. We will also be able to improve the landscape around the hotel, to the benefit of not only guests but those who live and work in the local area. The proposal also provides the opportunity to dramatically increase the sustainability of the building.

After significant work in looking at different options, we will be moving forward with an application for a part ten, part elevenstorey extension as shown in the computer-generated images below.

Holiday Inn Express

The new extension will retain approximately 120 of the existing 136 bedrooms and add approximately 150 new bedrooms to the hotel, with the final numbers to be confirmed.

The application offers the opportunity to improve the appearance and experience of the existing part of the hotel. At the ground floor of the hotel we will improve the frontage with new glazing, making the hotel a more active part of the street scene. The existing and new building will be clad in a soft green material which we believe will contrast positively with other buildings in the local area.

Careful testing has ensured that there are no material impacts on local properties.

The new extension offers the opportunity to improve the local landscape. Below we have prepared a plan showing new and improved gardens, new hedgerows, outdoor seating, extensive green roofs and other benefits.

The proposals will reduce existing car parking provision on the site from 55 car parking spaces to 11 car parking spaces. Five designated disabled parking spaces are proposed. Cycle parking will also be delivered to support the transition to sustainable modes of transport.

We are confident that the proposals offer well designed new extensions and improvements to the hotel.
